Standard Management Services
This is our entry-level package, but what we provide is more extensive than the "financial management services" offered by most property management companies. We provide self-managed Associations with everything they need to run smoothly and efficiently. Included in this package:
Online portal providing:
- Ability for members to pay dues online, or to set up recurring automatic payment of dues.
- 24-hour access to key documents (Declaration and Bylaws, Rules and Regulations, Articles of Incorporation, proof of insurance, meeting minutes, etc).
- Association financial reports (access limited to Board members).
- Customized Association vendor directory.
- Discussion board for members to communicate online about Association issues.
Document management.
Online access for Board members to ALL Association documents generated from the first day of the Transproperties contract, forward (all bills and invoices, estimates and proposals, contracts, insurance documents, tax returns, bank statements, etc).Budget planning.
Transproperties will analyze past Association expenses and the expenses of similar Associations to prepare a proposed annual budget.Maintenance planning.
Transproperties will help an Association define its annual maintenance schedule, based on Associations with similar maintenance requirements.Insurance review.
Transproperties will work with an insurance agent to review Association insurance documents and recommend ways to improve coverage or reduce premiums.Financial management.
Payment of all Association bills and collection of assessments.Refuse rebate form.
Annual preparation and filing of refuse rebate form (if your condo uses private waste removal services).Property tax appeal management.
Transproperties will work with the law firm of the Association's choice to file an annual or triennial property tax appeal.Annual tax filing.
Transproperties will work with the accountant of the Association's choice to prepare the annual state and federal tax forms.Phone and e-mail support
during business hours for any questions or issues related to Association management.
